Process of a design and build project
How does it work? At London House Companies we do not believe in one size fits all. Our aim is to create the optimum programme for each project from design and planning to mobilisation and build as each client is unique. Below, in order to give you a concept of the process we have outlined an idea of the stages that may be involved in your design and build project.

Feasibility
The initial phase of the project includes preliminary studies of the property or site. We will discuss with you what you are hoping to achieve from the design and your ambitions for the project along with timescale and budgets. We work with you to build a detailed brief and understand your design preferences.

Concept
This is the beginning of the creative process. At this point we compile early costings based on our initial discussions and if required introduce an architect to produce layouts for the design of your property as we begin to refine the project into a final proposal.

Development
Once the project outline and preliminary costs have been agreed we then get into the detail. Architects will produce working drawings and high quality visuals will be produced as required. We will refine the internal layouts, specify key finishes and itemise materials required for final agreement.

Technical
With the project design signed off, we will move on to creating a detailed technical construction programme for the project. We will appoint professional specialists such as structural engineers and where required obtain planning permission.

Production
A full project and decision timeline will be drawn up to ensure all parties have a clear understanding of the decision making process and the build schedule. A definitive specification of works is produced, and final budget advised.

Mobilisation
Our team will be assembled to commence works on the project. Your site manager will be introduced, and site meetings scheduled. In addition, fortnightly project reviews will ensure that the project is on time and to budget.

Construction
On site we work hard to maintain a clean, tidy and safe environment. We work with the architect, contractors and other members of the supply chain to achieve the successful implementation of the build along with the installation and commissioning of all associated trades.

Post Project
As the build concludes, we produce a comprehensive manual covering all aspects of the operations and maintenance of the project we have completed. This ensures any future maintenance is able to be performed quickly and efficiently with the minimum of disruption.
